One of the most common questions we hear is, “Where do we even begin?” Building a home is an exciting milestone and it’s completely natural to feel unsure about the first step. The good news is we are experts in the field and will guide you every step of the way!
The starting point is typically one of two things: your floor plan or your lot selection. Which comes first depends on where you plan to build and what opportunities are available in that location. In some cases, the land helps shape the design. In others, a pre-designed floorplan leads the way in finding the perfect lot.
At Spruce Homes, we will guide you through this process. There’s no single “right” path - only the one that best suits your goals, lifestyle, and vision.

Choosing the right lot can feel overwhelming, but it doesn’t have to be. Sometimes the perfect lot presents itself easily, and other times it takes a little patience and guidance to find the right piece of land to build your home. We can offer suggestions, including connecting you with a trusted realtor to help expand your search.
Our Process
The Floorplan
Whether you’re starting with a Spruce Homes plan or designing a custom home, this is where it all begins. We sit down with you to discuss your lifestyle, priorities, and vision, translating your ideas into a thoughtful floor plan. Often, it goes through a few iterations - but getting it just right ensures your home is perfectly suited to you.
The Budgeted Price
Once the floor plan is finalized, we prepare a detailed budget for your home, reflecting your desired features, finishes, and functionality. This gives you the opportunity to review, adjust, and refine before final pricing is set. A $5,000 (plus taxes) quoting fee covers your budgeted price and house plans.
The Design
With your budget approved, the creative process begins! You’ll collaborate with our designer to select finishes, materials, and details that reflect your style and bring your home to life. Every choice takes into consideration both aesthetics and functionality.
The Construction Contract
Once your selections are finalized, we finalize your price, sign the construction contract, and schedule your build. At this stage, every detail is confirmed, and we prepare to turn your plans into reality.
The Build
Finally, the excitement begins - watching your home take shape! From foundation to finishing touches, we manage every step with precision, care, craftsmanship, and communication through each stage.
The Design
Design is what transforms a house into a home - it’s the special touch that brings personality, warmth, and lasting beauty to every space. At Spruce Homes, we’ve crafted a design process that makes choosing finishes and details both easy and enjoyable, so you can focus on the excitement rather than the stress.
You’ll work closely with our talented designer who has a keen eye and a refined sense of style. Together, we’ll guide you through every decision, ensuring your selections are functional for your family today, while also maintaining style and value for the future.

The Construction Phase
Once construction is underway, our role is to keep everything moving seamlessly, while also ensuring you feel informed, supported, and in-the-know.
Construction Walkthroughs
Construction walkthroughs is your opportunity to see, experience, and walk through the decisions you’ve made! By this stage, most major selections are complete, allowing you to focus on the final details that add personality and polish to your home. We include five in-person walkthroughs - framing, electrical, drywall, cabinets and flooring, and the final walkthrough - each scheduled at a key milestone in the build. Every walkthrough has a clear purpose, ensuring you feel informed, confident, and involved throughout the process.
Quality Program
Our structured Quality Program ensures that each phase of construction is carefully reviewed and completed to meet both industry standards and your expectations. From structural integrity to the smallest finishing detail, we are intentional about delivering a home that reflects the level of quality you deserve.
Technology
We use a full-service construction management platform that creates seamless communication between our team, our trusted trades, and you. This technology keeps everyone aligned and gives you clear, real-time insight into the progress of your home - without the guesswork.
